New Gas Detector Requirement for New York City (Local Law 157)

In 2016, the New York City Council passed a citywide ordinance requiring the installation of natural gas detectors, 180 days after “an industry standard concerning the use of natural gas detecting devices in residential buildings has been promulgated.”

In April of this year, the National Fire Protection Association (NFPA) published a standard for natural gas detectors (NFPA 715) which has led co-op and condo boards to wonder how they are to comply with this law and whether their buildings may become vulnerable to gas service shutoffs.

In less than a minute, ProSentry sends texts and makes live phone calls giving the precise location of the leak and the phone numbers for resident and building staff. Building staff has the information to respond quickly before damage spreads.

ProSentry visits the property and designs a building-specific system with options for ownership to consider. We then program and install the system with our courteous staff. We can also meet with your building’s MEP engineers to evaluate how the system can be integrated with other future or existing building systems.

ProSentry wirelessly connects using our own Long Range Wireless Access Network (LoRaWAN), installed in the building’s service stairway. LoRaWAN transmits better through steel and concrete than Wi-Fi; it sends only small packets of information including the identity code for a device and whether it senses an issue. It cannot transmit video or audio.

After the initial installation, the monthly fee covers monitoring, maintenance, battery replacement and device replacement for as long as you or the future property owners are a customer.

Many insurance carriers offer policy credits and reduced deductibles for installing leak detection systems. Water leaks which aren’t taken care of may result in mold as well as the consequences that go with it – health problems, damaged property, lost valuables, and scarred relationships, not to mention increased insurance premiums.

Now that the technology exists to sense gas leaks and automatically turn off valves, New York and other states are passing laws to require gas detection in apartments. Typically, with a reported gas leak, whole buildings are shut off, resulting in substantial costs for re-piping, temporary boilers, and electric cook plates, not to mention relocation costs during repairs. Early detection substantially reduces the risk of explosion for residents and first responders, as well as decreasing or eliminating associated costs and displacement due to a building-wide gas shut-down.
