What is the status of New York City Local Law 157, the “Natural Gas Detection” Law?

Local Law 157 - also known as Local Law 157 of 2016, LL157 and the gas detector law - is a citywide ordinance that requires the mandatory installation of carbon monoxide and smoke detectors in class A and class B multiple dwellings. It amended the New York City Housing Maintenance Code and the New York City Building Code to adopt The National Fire Prevention Association's standard for the installation and location of natural gas alarms. How do I activate my smart sensors?

1. Activate your LoRaWAN Gateways by plugging them into an electrical outlet and following the placement instructions.

2. Download the ProSentry app and log in to your personalized dashboard on the ProSentry platform.

3. Follow the instructions provided with your custom ProSentry solution for recommended placement of each smart sensor.

4. Switch your smart sensor on and pair it with your ProSentry platform by scanning the QR code via the ProSentry app.

5. Customize your detection targets, notification settings, and designated contacts for each individual smart sensor.

6. Start monitoring instantly.

The Technology

Does ProSentry’s network use a Wi-Fi connection?

ProSentry does not use a Wi-Fi connection. Instead, ProSentry’s network consists of a wireless LoRaWAN network that is energy efficient and utilizes encrypted transmissions to secure your data and then sends it to the ProSentry Platform.

What is LoRaWAN?

LoRaWAN stands for Long Range, Wide Area Network and is a low power, wide area networking protocol for regional, national, or global networks. It provides bi-directional communication, end-to-end security, mobility, and localization services. Messages are relayed between devices and gateways, converting radio frequency to an internet protocol. Small data packets extend the battery life of ProSentry devices, while allowing for a long signal range that traverses steel and brick, making it easy to network your building.

How do I know what areas in and around my property need monitoring?

ProSentry’s experts work with residential and commercial property owners and managers to determine the areas - both indoor and outdoor - that would benefit most from round-the-clock monitoring and critical issue detection.

Where are water leak sensors installed?

Commercial and residential buildings and properties have specific areas which are especially vulnerable to water leaks. Locations that can benefit from water leak detection with ProSentry’s smart sensors include:

· Bathrooms: Our smart sensors can be tucked behind toilets or underneath sinks.

· Basements: Almost all basements experience water damage. The most beneficial areas to place our smart sensors are surrounding mechanical equipment, such as boilers, pumps, water storage tanks, sump pits, elevator pits, and other water-related mechanicals.

· Sinks: Placing leak sensors below sinks monitors water supply and drain issues.

· Beneath Refrigerators: Water leak sensors detect leaky ice makers. This type of slow leak can result in mold growth over time.

· HVAC units, such as fan coils, heat pumps, etc. are typically monitored using unique sensors to surround the overflow pan and catch leaks when the drain becomes clogged and overflows.

· Beneath Washing Machines: Water sensors at washing machines alert immediately in the event of a leaking supply or drain line.

· Within building plumbing chases where in-wall piping leaks develop.

What are the advantages of installing wireless natural gas leak sensors?

Wireless smart gas detectors can save property owners up to 90% of installation costs and time when compared to wired gas detection devices. ProSentry’s gas detectors are the only wireless gas detectors to comply with Underwriters Laboratory UL 1848 and National Fire Prevention Association NFPA715. These sensors detect gas at 10% of the Lowest Explosion Limit (LEL) in a space, allowing for the maximum time to react in the event of a potentially dangerous gas leak. If a gas leak is detected, ProSentry’s Platform instantly alerts the building’s managers of the precise location of the leak - increasing the time available to correct the situation, if possible, or to call emergency response units. ProSentry can notify the authorities directly via its UL Certified Call Center and provide the precise location of the leak. We continuously update the risk of explosion providing first responders with the knowledge to find and address leaks safely and efficiently, decreasing the risk that they turn off the building’s gas service at the street.

Gas leaks may result in a call to the building manager’s cellphone, while a caught mouse may only generate a system alert. Detailed information about the exact location and nature of the issue gives you the necessary head start in preventing minor issues from progressing into catastrophes with the potential to impact safety, costs, time, and neighborly relationships.
