ProSentry: On the Prop Tech Expert Panel at New York Multi-Family Summit 2023

The New York Multifamily Summit 2023 is an annual conference that tackles key issues in market rate, rent-stabilized, affordable multi-family housing and more. A gathering for local and national multi-family industry leaders; it attracts investors, operators, developers and other professionals active in the NYC apartment industry.

This year, ProSentry President and Co-Founder, John Rusk, joined the Summit’s property technology panel in a discussion entitled “Gaining Leverage: Exploring Technologies that Allow Your Team to Do More with Less.” Moderated by Dan Kaplan-Partner, Eisne Advisory Group-it’s participants also include Eric Brody, Principal, ANAX Real Estate Partners; Mario Gaztambide, Senior Managing Director & Head of Multifamily, LeFrak; James Hannah, Managing Director, Parity; and Robert Morgenstern, CEO, Canvas Investment Partners

Below, are links to snippets of the conversation where ProSentry’s John Rusk, talks about the ProSentry All-in-One Smart Building Monitoring and Detection Solution and ways in which it increases building safety, savings, compliance, convenience and lowers premiums for multi-family buildings.

4:10 - As technology advances and new platforms are introduced] How does one decide which technology solution is worthy of a deep dive and potential adoption?

Addressing both present-day and future optimization, John Rusk mentions the importance of adaptable solutions designed for scalability and growth, sharing, “We can look at things like water leak detection, but on the ProSentry platform, there are many other solutions that you will need in the future. We might pick what we need today, but we need a platform that will allow us to add other things to that same platform in the future.”

22:31 - In an increasingly competitive environment, how do we use tech to create an experience?

By combining the unmatched speed and reliability of technology with the empathy and concern of human interaction, John Rusk explains how tech can be used to create a positive and personal experience, answering, “I don’t necessarily want technology interacting with me, but I do want technology looking under my sink, every ten seconds to make sure there’s not a leak. I want technology sitting with my mother, ensuring she hasn’t left the stove on. If there’s a gas leak, let technology call the super and get him to turn it off right away. Technology makes lives simpler...[but] with ProSentry, when there is an emergency, it’s a live human calling the building and saying, ‘There’s a leak upstairs.’”

26:54 - What are the five unsolved problems that tech will address?

By optimizing the risk-mitigating potential of real-time building information, John Rusk explains how ProSentry uses tech to solve the most costly problems impacting buildings today, highlighting, “ProSentry has five solutions:

1. Stop water leaks from damaging more than one apartment and drastically reduce the damage.
2. Stop the fire department from turning off gas to buildings because of a leaky stove.
3. Allow buildings with a history of water leaks to get insurance. That’s a huge problem right now.
4. Identify when people are smoking in apartments and notify them to stop immediately.
5. Allow landlords to charge for water usage in existing buildings, cost-effectively, increasing their NOI.”

36:04 - What are your measurable property tech goals and horizons?

John Rusk explains how ProSentry focuses on a practical and simple approach, “There are going to be very complex systems like Parity that use predictive algorithms. We’re looking to be the ubiquitous system for everything else that is simple. Throughout North and South America, we’re looking to be the simpler system that interacts with the other systems.”
